Seller's Agent (Working
with a real estate agent)
When selling real estate you may find it helpful to
have a real estate agent assist you with the transaction.
If you are selling real estate, you may want
to "list" your property for sale with a real estate firm.
If so, you will sign a "listing agreement" authorizing
the firm and its agents to represent you in your dealings with buyers
as your seller's agent. You may also be asked to allow agents from
other firms to help find a buyer for your property.
Be sure to read and understand the listing agreement
before you sign it.
Duties to the Seller:The listing firm
and its agents must
- Promote your best interests and be loyal to
you
- Follow your lawful instructions
- Provide you with all material facts that could
influence your decisions
- Use resonable skill, care and diligence, and
account for all monies they handle for you
Once you have signed the listing agreement, the
firm and its agents may not give any confidential information about
you to prospective buyers or their agents without your permission.
But until you sign the listing agreement, you should avoid telling
the listing agent anything you would not want a buyer to know.
Service and Compensation:
To help you sell your property, the listing firm and its agents
will offer to perform a number of services for you. Including:
- Helping you price your property
- Advertising and Marketing your property
- Giving you all required property disclosure
forms for you to complete
- Negotiate for you the best possible price
and terms
- Reviewing all written offers with you and
otherwise promoting your interests
For representing you and helping you sell your
property, you will pay the listing firm a sales commission or fee.
The listing agreement must state the amount or method for determining
the commission or fee and whether you will allow the firm to share
its commission with agents representing the buyer.

- Sign a participating home agreement agree

year roof rider (resale). Some exceptions will apply

Need to Know
- AmeriDream Charity downpayment gift program:
Many people dream of owning a home but don't think it's possible
because they lack the resources for a downpayment. The AmeriDream
Downpayment Assistance Program was set up specifically to help
these prospective homeowners. AmeriDream is designed to give more
people the opportunity to buy a hoem by providing the downpayment
for people who can't provide it themselves.
The AmeriDream Program gives the propective buyer the
downpayment -- up to 5% of the home purchase price -- so that
they can become homeowners. Thus recipients of the downpayment
doesn't have to pay it back.
- As the Seller, it is to your advantage to
participate in the program. In this manner, you have the opportunity
to have your property view by a wider range of potential home
buyers, in particilar, those who feel as though they don't have
the necessary funds to purchase a home at this time.
- The seller's responsibility is not to pay
the 5% towards the purchase of your property, but to, in fact,
pay a service fee to the AmeriDream Program for their services
rendered (i.e. administrative costs).
As the Seller, will I have to increase the
price of the house to cover the cost of your service fee?
- No. Many Builders simply re-allocate the monies
they've been using on things such as discounts and free upgrades.
Many of our Builders/Sellers simply cost-average our fee over
the entire development in hte same manner they would for sewer,
development costs and Realtors commissions.
Why is the AmeriDream Program better than other
types of 100% mortgage programs?
- Because AmeriDream clients can take advantage
of the flexible credit standards of FHA, which make it much easier
for cash-strapped buyers with a few credit slips or high ratios
to qualify for a loan.
